We understand that travel plans may occasionally change. To ensure clarity and fairness for all guests, please review our cancellation terms carefully prior to confirming your reservation.
Reservations Made Directly

Best Available Rate
Our Best Available Rate offers exceptional value and is therefore offered on a fully prepaid, non-refundable basis.
Full payment is taken at the time of booking.
This rate is not eligible for amendment or cancellation, and no refunds can be issued.
In the event that the card provided is declined, we will contact you by email. Should valid payment details not be received within 24 hours, the reservation will be cancelled automatically.
28-Day Flexible Rate
Our 28-Day Flexible Rate provides greater peace of mind and flexibility.
Reservations may be amended or cancelled free of charge up to 23:59 GMT, 29 days prior to arrival, with a full refund.
For bookings made within 28 days of arrival, full payment is required at the time of booking to secure the reservation.
Cancellations received within 28 days of arrival (from 00:01 GMT, 28 days prior) will incur a charge equal to 100% of the total stay and are not eligible for amendment or refunds.
If payment cannot be successfully processed, guests will be contacted and asked to provide alternative card details within 24 hours, after which the booking may be released.
Non-Arrival, Travel Disruptions & Event Cancellations
Should a guest be unable to travel or stay with us for any reason — including personal circumstances, transport disruption, adverse weather, illness, or the cancellation of an event related to their visit — we regret that we are unable to offer refunds, credits, or date transfers, unless covered under the specific terms of the rate booked. We therefore kindly recommend that guests ensure they have appropriate travel insurance in place.
Third-Party Bookings (Online Travel Agents)
Reservations made through third-party platforms such as Booking.com or Expedia are subject to the terms and conditions of the respective provider, as agreed at the time of booking.
Cancellation and amendment policies will vary according to the rate selected on the OTA.
Any changes, cancellations, or disputes must be managed directly with the booking platform.
Please note: Booking directly with us ensures access to our best available rates, enhanced flexibility, and supports independent hospitality.
Personal Belongings
Guests are kindly advised that personal belongings remain the responsibility of the guest at all times. While every care is taken, the Guest House cannot accept liability for any items that are lost, misplaced, or left behind during or after your stay.
